A title deed in South Africa is a registered legal document that serves as proof of ownership for a specific piece of land or property. It is the most important document regarding property ownership and is maintained by the Deeds Office, which is responsible for the registration and management of property records.

The initiative focuses on converting those who have lived on municipal property, often for an extended period, from tenants into homeowners with fully tradeable title deeds.

For just R3 250, Khaya Lam will ensure a legal council tenant receives a title deed to the home in which they live.

The fee per unit includes runners who garner applications, manager fees, conveyancer prep fees, conveyancer fees, title deed event costs (venue hire, food), advertising costs for lost deeds, media engagement, stationery, printing, travel, etc. It also covers the FMF’s overheads – project and financial management.

The Khaya Lam initiative works with local authorities, conveyancers, and other legal experts to navigate the complexities of property law and transfer ownership of the land to the residents. This often includes identifying legal ownership, ensuring compliance with local regulations, and processing the necessary documentation.

We currently operate in the following areas: Bela Bela, Bergrivier, Breede Valley, Buffalo City Metropolitan Municipality, Cape Town Metropolitan Municipality, Cederberg, Dr Beyers Naudé, George, Jozini, Kannaland, Knysna, Langeberg, Matzikama, Metsimaholo, Moqhaka, Ngwathe, Saldanha Bay, Stellenbosch, Swartland, Theewaterskloof, uMngeni. If you live in one of these areas, please contact the council to complete an application form. If you live elsewhere, it may still be possible to obtain a title deed from the council, though this is likely to be at your own expense.
